Kerching Capital is a boutique, Australian-based, commercial property investment group concentrated on acquiring solid commercial assets with an immediate income stream. The Directors of Kerching Capital participate a significant investnent in all opportunity themselves so the group is aligned with all other investors.

As a dynamic investment company, we create opportunities to participate in the ownership of premium commercial property. Each of our investments demonstrates the following fundamentals:

investment in soundly built and well maintained assets
a strong and secure, tax-effective income stream, usually in excess of 10% PA, paid monthly;
genuine and demonstrable opportunities for significant capital growth

We are dedicated to providing the best possible service and returns for our investors. Unlike other property funds in Australia, we will only charge the monthly trust management fee based on rental income, as opposed to the common practice of charging based on property value.

This opportunity is to purchase equity in The Village Sandstone Point Shopping Centre, which is an established neighborhood centre in the fast growing suburb of Sandstone Point, north of Brisbane, Queensland.

The modern neighbourhood shopping centre securely anchored by an IGA supermarket with a Metcash Limited guarantee and 7 specialty stores, including a BWS Bottle Shop, Century21 Real Estate Agency, Dentist, Medical Centre, Pharmacy, Newsagent and Hairdresser.

» Sandstone Point is a suburb approximately 52kms north of Brisbane within the Moreton Bay Region. It is located across the bridge from Bribie Island and has views of Moreton Bay.

The shopping centre is approx. 2,289 sq. metres of gross floor area with 152 at grade car bays. There is the potential for re-development upside to increase the floor area.

An independent market assessment report undertaken in May 2016 provided the following advice on the centre and catchment area:

The Village (Sandstone Point) Shopping Centre has a well-defined local trade area with limited retail competition throughout this immediate surrounding area.
The trade area population is projected to maintain moderate growth over the next ten years, translating favourably in terms of demand for retail facilities and opportunities within the catchment.
Given population growth and growth in retail spending, MacroPlan Dimasi forecasts that the retail expenditure pool will grow by an average of 3.8% (or $6.5 million) per annum over the assessment period i.e. to 2026.
In terms of competition, the IGA supermarket is the only supermarket in the main trade area with some limited competition from local convenience retail facilities (i.e. mainly service stations). Based on estimated average retail turnover densities, and the size and location of the catchment, the IGA onsite is reasonably estimated to have the capacity to turnover approximately $15.8m
